For example:
Your monthly rent (basic rent + service costs) is € 263,51.
You pay 18 x € 263,51 = € 4.743,18.
If the monthly rent is € 340,-, you pay 17 x € 340,00 = € 5.780,00.
With 18 months the maximum advance rent payment of € 6,000. would be exceeded.
The advance rent payment system is designed to help tenants save (on the costs of renting) while renting.

Rent rates are determined on the basis of the statutory points system. Rent increases are effective from 1 July. The rate of increase is determined by the Dutch government.

As the lessor pays interest on your advance payment, your actual monthly rent is lower than the contractual rent. The advance rent payment scheme helps you save money (and save on the costs of renting) while renting! See the numerical example on this page.

What happens if I want to terminate the tenancy agreement before the end of the 18-month period?
The minimum rental period is 12 months. After 12 months, you are entitled to terminate the agreement at any time, taking into account a notice period of one calendar month. The outstanding amount of your advance rent payment will be deposited directly into your bank account. If you terminate the tenancy earlier than the minimum 12-month period, an administration charge of € 25.00 will be levied per month outstanding. No rent will be payable over the remaining months.

What happens after 18 months?
After 18 months, you have two options:

1: You can renew the tenancy agreement, under the advance rent payment system.
2: You pay a deposit equal to 1.5 times the monthly rent and authorise the lessor to collect the monthly rent by direct debit. Our rooms are leased out on the basis of an advance rent payment system.
The rent is automatically deducted from your bank account on the first day of each month.
Under this system, tenants make a lump-sum payment for a maximum tenancy period of 18 months, the maximum being € 5,000.
The rent is deducted monthly from the lump-sum payment.
The lessor pays interest on the outstanding amount.
