Facilities
The services provided by the service desk form part of the rental agreement. These services are provided by Siras Secretariële Service. The basic charges are € 45.00 per month excl. VAT and an additional charge of € 0.55 per m² per month excl. VAT for office accommodation and € 0.26 per m² per month excl. vat for storage areas.

The following services are provided:

* Sorting and processing incoming and outgoing post
* Reporting visitors
* Taking receipt of parcels

Additional secretarial services are available for a modest charge. See www.siras.nl

All offices are equipped with telephone and/or fax facilities. The tenants are welcome to use the communal pantries and toilets.

Terms and conditions of contract

Rental period and notice period

A five-year contract and five optional years, subject to a notice period of twelve months. If you fail to terminate the contract in time, the contract will be tacitly renewed by five years.

Office accommodation at Ondernemerscentrum Veenendaal can also be rented for shorter periods. In that case, you can choose between three options:

Option A.
A three-year contract and three optional years, subject to a notice period of nine months. In that case, the rental rate is : standard rate + 5% surcharge.

Option B.
A two-year contract and two optional years, subject to a notice period of six months. In that case, the rental rate is : standard rate + 10% surcharge 10 %.

Option C.
A one-year contract and one optional year, subject to a notice period of three months. In that case, the rental rate is : standard rate + 15% surcharge 15 %.

Deposit
A deposit is payable prior to the rental period.
This comprises three months' rent, inclusive of service charges and Dutch VAT [BTW].

Rental rates:

Storage ground floor € 60.00 per m² per annum
Office accommodation with ground floor facade glazing € 110.00 per m² per annum
Office accommodation with first floor facade glazing € 110.00 per m² per annum
Office accommodation with first floor skylights € 75.00 per m² per annum
Rental is exclusive of electricity and service charges and exclusive of Dutch VAT.
Electricity and service charges for office accommodation are € 31.80 per m2 per annum.
Electricity and service charges for storage areas are € 20.00 per m2 per annum.

Rental increases take effect annually, the first time a year after the effective date of the rental agreement, and are index-linked.
